Our team of building surveyors are specialists at managing the dilapidations process to support tenants, in achieving the best possible dilapidations outcome, quickly and efficiently.

How can we help?

We are a national team acting for both landlords and tenants. We anticipate a landlord’s strategy and know how to use their strategies to an occupiers advantage. We are experts in being able to minimise liabilities for tenants. We work in all sectors, especially in offices, industrial and retail and in portfolios and single units.

  • Our clients include corporate occupiers, retailers, manufacturers and all kinds of SMEs. We act for companies who have guaranteed leases under Authorised Guarantee Agreements and want to dispose of their liabilities quickly.
  • Ideally, we are appointed 12 months before a lease event to keep options open and to achieve the best deal for the tenant but can successfully mitigate exposure close to lease end.
  • We produce exit strategies for portfolios, individual properties and provide break advice.
  • We negotiate claims and strike deals to surrender leases.
  • In one example, we reduced a claim from £1.3m to £100k. Typically we save tenants 87% of a landlords initial claim.
  • We also work collaboratively with Gateley’s legal teams who support landlord and tenant clients on all aspects of real estate, insolvency and where companies are restructuring.
  • This includes serving Landlord and Tenant Act notices and issuing lease renewal proceedings and drafting dilapidations settlement agreements. Working collaboratively from under one roof means we can save clients time and money.
